Roof Repairs
Slipped slates, damaged tiles, flashing failures and storm damage, diagnosed properly before we quote to fix them.
Chimney repairs
If we had to bet on where a leak is coming from before we have looked, we would bet on the chimney. It is where four different materials meet, where the most weather arrives, and where leadwork has often been in place for decades without being touched.
It is also one of the cheaper things to fix properly, provided someone diagnoses it correctly first.

What you're seeing
| What you see | What it usually is | Urgency |
|---|---|---|
| Damp on a chimney breast, inside the house | Lead flashing failed at the chimney base | High |
| Water staining on the stack itself | Failed flaunching or open mortar joints | Medium |
| Smoke backing up or a cold chimney | Blocked flue, damaged pot or missing cowl | Medium |
| Cracked or loose masonry on the stack | Freeze-thaw damage and failed pointing | High |

How we work
01
Water travels a long way inside a wall. We trace it back to the entry point rather than treating where it appears.
02
Lead re-dressed or replaced, masonry re-pointed, flaunching renewed. The detail done properly, not painted over.
03
We look at everything around the repair. If one detail has failed, others are usually close behind.
04
Photographs and a written guarantee before the final invoice.
Questions answered
Water tracks. It gets in at one point (often a flashing, a valley or a slipped slate) then runs along a batten or a rafter and shows up several metres away. This is exactly why we inspect the whole roof before quoting, and why patching the stain inside rarely solves anything.
Most roof repairs are smaller jobs than people expect, a handful of slates, a failed flashing, a cleared and re-fallen gutter. The cost depends on access, height and how much of the roof needs to come off to reach the fault. We survey before we quote and give you a fixed written price. If the honest answer is a €300 repair rather than a €15,000 roof, that's the quote you'll get.
Often yes. Temporary weatherproofing and most slate, tile and flashing work can be done in poor conditions. Some jobs (certain flat roof systems and anything needing adhesives or GRP) need dry conditions and have to wait. We'll tell you which at the survey rather than taking the money and hoping.
Ask to see recent work nearby that you can drive past. Ask for a written quote and a written guarantee on workmanship. Ask who will actually be doing the work. Ask what's happening with the deck, the underlay and the ventilation, not just the tiles. Anyone who quotes without looking at the roof, or who won't put the guarantee in writing, is worth avoiding.
