Roof Repairs
Slipped slates, damaged tiles, flashing failures and storm damage, diagnosed properly before we quote to fix them.
Roof leak repairs
Water gets in at one point and travels. It runs along a batten or a rafter, follows a joist, and shows up as a stain several metres from where it entered. Patching the stain inside the house almost never works.
We trace the path of the water back to its source, then repair the source. That is the whole job.

What you're seeing
| What you see | What it usually is | Urgency |
|---|---|---|
| Stain that appears only after wind-driven rain | Slipped slate, open ridge or failed flashing | High |
| Damp patch that grows and dries repeatedly | Slow tracking leak, often at a detail or abutment | Medium |
| Water ingress near a chimney or wall head | Lead flashing failure at the abutment | High |
| Damp around a roof window or skylight | Flashing not seated, or a failed seal | Medium |
| Damp in the eaves or at the top of a wall | Gutter overflow or missing eaves protection | Medium |

How we work
01
We follow the water back to where it entered. This is the part most contractors skip, and the reason most first repairs fail.
02
Photographs and a plain-English explanation of exactly what has happened and why.
03
The cause fixed properly, with the surrounding details checked at the same time.
04
We test the repair and give you a written guarantee before the final invoice.
Questions answered
Water tracks. It gets in at one point (often a flashing, a valley or a slipped slate) then runs along a batten or a rafter and shows up several metres away. This is exactly why we inspect the whole roof before quoting, and why patching the stain inside rarely solves anything.
Most roof repairs are smaller jobs than people expect, a handful of slates, a failed flashing, a cleared and re-fallen gutter. The cost depends on access, height and how much of the roof needs to come off to reach the fault. We survey before we quote and give you a fixed written price. If the honest answer is a €300 repair rather than a €15,000 roof, that's the quote you'll get.
Often yes. Temporary weatherproofing and most slate, tile and flashing work can be done in poor conditions. Some jobs (certain flat roof systems and anything needing adhesives or GRP) need dry conditions and have to wait. We'll tell you which at the survey rather than taking the money and hoping.
We repair first wherever a repair is genuinely the right answer. If the honest fix is €300, that's the quote you'll get. Replacement becomes the sensible option when failures are recurring, the materials have degraded or gone out of production, or a large proportion of the roof needs work, and we'll show you photographs before you decide.
Ask to see recent work nearby that you can drive past. Ask for a written quote and a written guarantee on workmanship. Ask who will actually be doing the work. Ask what's happening with the deck, the underlay and the ventilation, not just the tiles. Anyone who quotes without looking at the roof, or who won't put the guarantee in writing, is worth avoiding.
