Roof Repairs
Slipped slates, damaged tiles, flashing failures and storm damage, diagnosed properly before we quote to fix them.
New roof installation
A new roof is one of the biggest decisions a homeowner makes, and it is also the one most likely to be quoted badly, because the visible tiles are only a fraction of what you are paying for.
We specify the deck, the underlay, the battens, the ventilation and the fixings before a single tile goes on. Anyone can show you tiles. The roof lasts because of what is underneath them.

How we work
01
We look at the structure, the pitch and the exposure before recommending anything. What is hidden is what changes the price.
02
A written spec and an itemised estimate. You will know the materials, the thicknesses and the guarantees before anything is agreed.
03
Scaffold up, protection down, our own team on site. We only strip as much as we can make dry the same day.
04
Final inspection, photographs, guarantee paperwork and aftercare guidance before the final invoice.
Natural slate is lighter, ages beautifully, and on a good roof can last a century or more. It costs more in material and in skilled laying. Concrete tile is far cheaper, comes in many profiles and typically lasts forty to sixty years. On a period property slate is usually right for both performance and appearance. On a modern estate roof tile is often the sensible choice. We give you the honest trade-off rather than pushing either.
Questions answered
It depends on three things: the size and pitch of the roof, the material you choose, and how much of the existing structure has to come off first. A straightforward tile swap over a sound deck is a very different job from a full re-roof where the battens and underlay have failed. We won't put a number on your roof until we've stood on it. You'll get a detailed, itemised written estimate after the survey, and the number you sign is the number you pay.
Most domestic re-roofs take between five and twelve working days from scaffold to handover, weather permitting. Larger, steeper or more complex roofs with multiple valleys, dormers and chimneys take longer. We agree the programme before we start and tell you immediately if the weather changes it.
Carrying out like-for-like repairs or re-roofing with similar materials is generally exempt development in Ireland. It changes if you're altering the roof's height or profile, adding dormers or roof windows to the front elevation, changing the material in a way that materially alters appearance, or working on a protected structure or in an architectural conservation area. Rules vary between local authorities. Always confirm with Wicklow County Council or Dún Laoghaire-Rathdown before starting. We'll flag anything that looks like it needs permission at the survey.

Yes. We only strip as much as we can make dry the same day. If bad weather is forecast we don't start the strip, or we stage it and sheet over. Protecting the interior is the first job, not an afterthought.
