Roof repairs
A stain on the ceiling. A slate in the garden after a storm. A damp smell in the back bedroom that was not there last winter. Small signs, and usually a small cause, if someone looks properly.
We find the actual source of the problem before we quote to fix it. Repairing the wrong spot is the single most common reason people pay twice.

What you're seeing
| What you see | What it usually is | Urgency |
|---|---|---|
| Brown stain on a ceiling | Water tracking from a slipped slate or failed flashing | High, gets worse |
| Damp patch near a chimney breast | Lead flashing failed at the chimney | High |
| Water in the attic after wind-driven rain | Slipped or broken slate or tile | Medium |
| Daylight visible from inside the loft | Missing or displaced tile | High |
| Damp around a roof window | Flashing not seated correctly | Medium |
| Overflowing gutters, damp walls | Gutter blockage or incorrect fall | Medium |

How we work
01
If it is urgent, ring us. A photo from the garden or the attic often tells us most of what we need before we arrive.
02
We look at the whole roof, not just the fault. Water travels, so the entry point and the visible damage are rarely the same place.
03
What is wrong, what we will do, what it costs. Itemised on headed paper, with no surprises in it.
04
Done properly, photographed, and guaranteed in writing before the final invoice.
Repair is usually right when the damage is localised, the rest of the roof is sound and the tiles are still available. Replacement becomes the sensible answer when you are seeing repeat failures in different places, the slates or tiles have become brittle or are no longer made, the battens are soft, or more than roughly a quarter of the roof needs work. We will show you photographs of either conclusion before you decide.
Questions answered
Most roof repairs are smaller jobs than people expect, a handful of slates, a failed flashing, a cleared and re-fallen gutter. The cost depends on access, height and how much of the roof needs to come off to reach the fault. We survey before we quote and give you a fixed written price. If the honest answer is a €300 repair rather than a €15,000 roof, that's the quote you'll get.
Water tracks. It gets in at one point (often a flashing, a valley or a slipped slate) then runs along a batten or a rafter and shows up several metres away. This is exactly why we inspect the whole roof before quoting, and why patching the stain inside rarely solves anything.
Often yes. Temporary weatherproofing and most slate, tile and flashing work can be done in poor conditions. Some jobs (certain flat roof systems and anything needing adhesives or GRP) need dry conditions and have to wait. We'll tell you which at the survey rather than taking the money and hoping.
We repair first wherever a repair is genuinely the right answer. If the honest fix is €300, that's the quote you'll get. Replacement becomes the sensible option when failures are recurring, the materials have degraded or gone out of production, or a large proportion of the roof needs work, and we'll show you photographs before you decide.
Yes, including public liability cover for working at height. We'll show you the certificate before work starts.
